BUYING A PROPERTY IN TURKEY
Arya Gayrimenkul Turkey has all the legal requirements to be authorized to trade real estate. Buying/selling real estate is a business that must be done by serious professionals and is subject to legal issues.
The procedures to be done to buy property will be a serious but not difficult process, which we will provide professional support at every moment and carry out together.
In order to be able to buy real estate in Turkey, we will start the process by making a legal contract. We will do everything necessary to find and buy the right house for you, completely and with your approval.
In the contract; We will write down all the details about the buyer, seller, property, purchase price, payment terms and other contracts in the contract. With this purchase contract, a deposit will be required, which can vary from property to property, once you have found the property that suits you.
We will apply to the Land Registry on your behalf for all required documents.
Turkish law requires that there be a government-approved translator in the Land Registry who gives you all the details of the title deed translated into your language and answers your questions. Then you will get the title deed in your own name and you will be the real owner of your property in Turkey.
All taxes and title deed costs must be paid before transferring the Title Deed to your name. Property taxes and transfer fees are 3 percent (3%) of the current market value. (subject to change)
The property owner and buyer sign a formal contract. This contract will contain details of the payment terms. Both parties go to the land registry office to get the title deed. A sworn translator will be required for non-Latin languages.

Power of attorney
In order to prevent you from wandering around the Turkish authorities, you can authorize ARYA Emlak to complete all applications for title deed, water, electricity, telephone, internet, life Authorization (Iskan) on your behalf with a notary power of attorney.
In order to give a power of attorney, you must have your original passport and 2 passport pictures.
Turkish tax number
Turkish tax number will be applied to the local tax office in Turkey. You will need a Turkish tax number for opening a bank account, title transfer and all official matters.
In order to apply for the Turkish tax number, the original of your passport, a photocopy of the passport, the name of the father and mother, the address and telephone number in Turkey are required.
Open a bank account in Turkey
As a foreigner, you can easily open a bank account in Turkey. You must have an original passport, Turkish tax number and address registration from your country. It can be a registration document or an invoice showing your name and address.
Other expenses
The land registry fee corresponds to 3 percent of the property. It is paid to the public bank, tax is paid according to the amount shown in the title deed.
An official sworn translator costs around €50 at the notary and around €50 at the land registry.
The attorney fee is approximately 170 €.
A new electricity meter connection costs around €100, for an existing connection it costs around €50.
The new water meter connection costs 100 €, the current connection costs around 25 €.
Property taxes are 0.1 percent of the property value determined by the local municipality and paid before the end of May each year-

Arya real estate is a legal enterprise authorized to trade in real estate and registered with the state. All transactions are carried out according to the fee schedule given by the law. It deserves four percent (4%) of the current sale price excluding VAT and in return for service in the purchase and sale of property. Additional value added tax will be added.
